Upholstery Cleaning Service for Your Home

York is a short drive up the A64 from our Leeds base, and we visit regularly for sofa, armchair and dining chair cleaning. Because we travel in, it helps to book a few days ahead – but if you have a spill, a guest arriving or a let changeover coming up, tell us and we will try to fit you in sooner.

Every job follows the same standard, whether it is a two-seater in a terrace off Bishopthorpe Road or a large corner sofa in a family home in Haxby: we check the fabric label, test for colour-fastness, pre-treat stains and only then deep clean. You get an honest answer up front about what will come out and what might not.

Upholstery Cleaning in York – Homes, Flats and Holiday Lets

We regularly clean sofas and armchairs in Acomb, Clifton, Heworth, Fulford, Huntington, Haxby, Bishopthorpe, Dringhouses and Osbaldwick, as well as in city-centre flats inside the walls.

York has a high number of holiday lets and rented flats, where furniture is used hard and needs to look fresh between guests. We can work around changeover days and clean everything in one visit. For older homes with delicate or natural fabrics, we test first and use a low-moisture method so the fibres are not over-wetted.

Deep Fabric Cleaning Process safe to your Sofa

Using high-quality equipment and professional-grade cleaning solutions from top British suppliers, we’re able to deep clean even the most heavily soiled upholstery. Our process combines steam, carefully selected detergents, manual agitation, and powerful rinsing to ensure dirt is thoroughly removed from your sofa – not just spread around. Our cleaning method can be adjusted based on the type of fabric and the level of soiling, delivering safe and effective results every time..

The entire sofa-cleaning process comes down to loosening the embedded dirt and extracting it from the fabric, along with all the cleaning agents and any excess rinse water. When carried out correctly, the process should leave your upholstery only slightly moist, allowing it to dry within as little as 2 hours..

Every year, each of our technicians completes several courses in advanced stain removal and fine fabric cleaning, continually developing their skills as part of our CPD programme. This ensures our knowledge of the latest stain-removal techniques is always fully up to date. The industry evolves quickly — what seemed impossible last year is becoming standard practice today. With us, you can be confident that you’re receiving the highest level of professional sofa cleaning service available near you.

Flats inside the city walls and smaller terraced houses in York have one thing in common: smells have nowhere to go. A dog or cat accident on a sofa in a small room is noticeable within days, and it gets worse every time the heating is on.

We handle these jobs differently from a standard clean. The affected areas are located and treated with a specialist urine-neutralising product, then extracted, so the source of the odour is removed rather than covered up. Where urine has reached the padding, we treat the cushion inserts as well as the cover. Send Marek a photo first – he will tell you honestly whether the sofa can be saved.

At the end of every upholstery cleaning, we ensure that all the fibres of the sofa are aligned in the correct direction to eliminate any signs of cleaning. This is especially important for velvet sofas, where cleaning marks can be permanent and cannot be removed except by re-wetting the sofa.

The final step is always deodorisation, using one of the many fragrances available through our upholstery cleaners. The scent will stay for a long time  and with such a wide range of options, everyone is sure to find something they love.

Drying in York homes

Most fabric sofas are dry within about two hours. York’s Victorian and Georgian houses and older city-centre flats can have thick walls, small windows and little airflow, so in colder months drying can take longer. Where that is the case we use our dehumidifiers and air movers to bring the time down, and we leave you clear advice on ventilation.

Fabric protector

For holiday lets and busy family sofas, a fabric protector applied after the clean makes the next spill much easier to deal with. It also helps protect colours from fading in sunny front rooms. We only recommend it when your fabric will genuinely benefit.

Sofa cleaning prices in York

Upholstery is priced per seat, so you only pay for what you have. The minimum charge for a visit is £80, there is no deposit, and payment is taken only when the job is finished – cash or bank transfer. Landlords and holiday-let owners can have several pieces cleaned in one visit to keep the cost per item down.

For an exact quote, send a photo of the sofa and its fabric label by WhatsApp or live chat. You will usually hear back within minutes, so you know the price before we travel over.

Upholstery Cleaning Service: The 3 Main Types of Fabric We Clean

In our daily practice, we clean approximately 200 different sofa models from brands such as DFS, Sofology, Sofa.com, ScS, Loaf, Barker & Stonehouse, Oak Furnitureland, Darlings of Chelsea, Tetrad, Castlery, Dimehouse, EZ Living Furniture, G Plan, Parker Knoll, Duresta, The Lounge Co., La Redoute, Laura Ashley, Aspire Furniture, HSL, Vale Bridgecraft, Archer’s Sofas, Sofas & Stuff, John Lewis & Partners, Habitat, Made.com, Next Home, Dunelm, The White Company, and Furniture Village. They all fall into the 3 types of upholstery cleaning services that we offer.

Modern fabric sofas and holiday-let furniture

Most of the upholstery we clean in York is modern synthetic fabric – family sofas, rental furniture and the hard-working suites in holiday lets. These respond very well to hot water extraction with products that are safe for children and pets. We remove food and drink spills, make-up, grease marks on armrests and the general dullness that builds up when furniture is used every day by different guests.

Delicate and natural fabrics in older homes

York’s period properties often have older or more valuable upholstery: wool, linen, cotton, velvet and viscose blends. Over-wetting these fabrics can cause shrinkage, browning or colour run, so we test first and switch to a low-moisture method where the fabric needs it. Velvet is finished by grooming the pile, so it dries even and free of marks.

Leather suites

Leather is cleaned with dedicated products, then conditioned and protected to keep it supple. This matters most for sofas near radiators or large sash windows, where leather dries out fastest.

Deep Sofa Cleaning in York for Homes, Students and Landlords

Deep cleaning removes the oils, food residue and dust mites that ordinary vacuuming leaves behind.

In York this matters most in three places. Family homes, where one sofa takes daily wear from children and pets. Student houses around Heslington, Tang Hall and Badger Hill, where furniture needs cleaning before tenants move out and deposits are returned. And holiday lets and short-stay flats, where the next guest notices every mark. In each case we use hot water extraction, done thoroughly so the fabric is clean through its depth rather than just on top.

A proper clean once or twice a year also slows down wear, because the grit that breaks down fibres is rinsed out instead of being ground in.

Frequently Asked Questions

To make your decision easier, we have compiled answers to some of the most frequently asked questions here.
How much does it cost?
We are unable to provide a reliable estimate for the service without additional information. Our minimum charge is £80. To receive a quote, please contact us by, use the chat, or send a message using the form below. We can usually provide a quote without an initial visit to the client, which helps keep the service more affordable.
Will you remove all the stains from the sofa
This is always our main goal, and it usually works out that way. However, sometimes stains are permanent due to damage to the fibres, often natural ones like viscose, cotton or linen. There are methods that work even on these kind of fibres, but we must remember that in some cases, the stain is irremovable. To determine this, a test must be performed. Without a test, we cannot confirm this with 100% certainty.
Will my sofa be very wet?
Our method involves cleaning with liquids. It is the most efficient upholstery cleaning method, but it does leave the sofa moist. Sometimes, when the dirt is more severe, we need to rinse fabric 2-3 times, which also extends the drying time. In summer, sofa can realistically dry less than 2 hours. In winter, it may take up to 5 hours. In our opinion, this is a small inconvenience considering that other methods, such as dry cleaning, are not even 20% as effective. Spreading dirt around the fabric sofa is not cleaning. It is only done when there is no other option, and our method is simply not allowed etc.
What should I prepare before your arrival?
First and foremost, we need access to water and electricity. If there is no power or water, we will not be able to perform the service. Vacuuming is not required, as we always do this as part of our service. This allows us to conduct a proper inspection and identify areas that need special attention. We usually recommend that clients remove small items, plants, and smaller pieces of furniture if possible, to make space in the nearby surrunding.
Do you dry sofas after cleaning?
As part of our standard cleaning service, we do not dry sofas after cleaning. This is a premium option. It takes additional time, thereby increasing the cost of the service. Almost always, sofas are able to dry naturally without any issues. Often, cleaners claim they dry sofas but only set up fans for a few minutes, which is more of a marketing tactic than actual drying. We use equipment for water damage restoration—powerful dryers and dehumidifiers. The dryers help with air circulation, while the dehumidifiers remove excess moisture, allowing us to control the microclimate of your room and ensure the optimal conditions for the fastest furniture drying. This service is priced individually.
